Business hotels: your quiet summer is the best pricing window you’ll get before trade fair season

Business hotels across Frankfurt, the Ruhr area, Zurich and Basel go quiet every summer — and that lull is the best chance you’ll get to price autumn properly. Automechanika, Anuga, MEDICA and conference season are already in the calendar. Here’s how to be ready before they all land at once.

Business hotels in Frankfurt, the Ruhr area, and Zurich and Basel go quiet every summer. Fewer trade fairs, fewer corporate trips, more room to breathe. It feels like a pause, but it doesn’t have to be.

Autumn is already booked into your calendar, whether you’ve priced for it yet or not.

  • Automechanika runs in Frankfurt from September 8 to 12, 2026, drawing over a hundred thousand trade visitors. 
  • Anuga takes over Cologne from October 4 to 8, with roughly 140,000 visitors from nearly 200 countries. 
  • MEDICA opens in Düsseldorf from November 16 to 19, with over 5,000 exhibitors. 
  • Zurich and Basel move straight into conference season through September and October, then year-end business through November and December. 

Now is your window to refine your pricing strategy and maximize revenue from these events.

The quiet weeks are an advantage

If your hotel isn’t running near capacity right now, you have something you won’t have again until next summer: a clear head to think about pricing properly. That’s worth more than it feels like in the moment.

Four things worth doing this month:

1. Track your pickup, not last year’s rate. 

Compare rooms already on the books for your city’s big dates to where you’d expect to be at six to eight weeks out. Fast pickup this early means hold your nerve and raise rates sooner. Slow pickup means the opposite. Pace tells you what’s happening now. Last year’s rate doesn’t.

2. Use your comp set to confirm, not to lead. 

If your pickup is strong and your closest three or four competitors are raising rates too, that confirms real market demand, and you can push harder with confidence. If they’re not moving and your pickup still looks strong, trust your own booking pace over theirs.

3. Let bookings set the price, not the calendar.

Pick a starting rate for each event. Raise it a step at 50% booked, again at 75%. If you’re in the final two weeks and still filling fast, go to your top rate. The trigger is rooms booked, not days until arrival.

4. Put two check-ins on your calendar. 

Ten minutes in early August, ten minutes in mid-August. Check pace against plan and adjust. A pricing plan you never revisit against real pickup is a guess with a deadline attached.

If you’re also using a minimum length-of-stay rule for peak nights, decide that now too. A two-night minimum on an Automechanika or MEDICA Saturday stops you from giving away a fair-rate night to a one-night guest.
