Horange Phuket Town

Horange Phuket Town is a 32-room boutique hotel a three-minute walk from Phuket Old Town, its Sino-Portuguese-inspired design done out in orange, white and wood (the name blends "Hotel" and "Orange"). GetGuest, a revenue and OTA management company for independent hotels in Thailand, was brought in before the property even opened, building the commercial setup from the ground up: pricing strategy, OTA distribution, and systems. That meant pricing a hotel with zero booking history, using RoomPriceGenie and Cloudbeds together from day one.

Horange had no historical data when it opened, so nobody knew how far ahead guests would book, which rooms would sell first, or how the market would respond to different rates. GetGuest founder Jacky Huang started with the only signal available: the local competitive set. But competitor pricing only tells part of the story, and once real bookings started coming in, the picture changed fast. Early data showed 47% of bookings arrived within three days of check-in, and 61% were for a single night. Horange, it turned out, was a last-minute hotel, and pricing it like anything else would have left money on the table.

Before Horange, Jacky had tested several revenue management systems across other properties, looking for one he could rely on and scale across his portfolio. His main requirement: pricing logic that didn't just copy competitors. Competitor rates matter when a hotel has no history of its own, but they stop being enough once real booking behavior starts to emerge.

Jacky wanted a system built to weight the hotel's own performance as that data came in, not one locked into watching the hotel next door.

La solution

Once Horange went live, RoomPriceGenie took over daily pricing, adjusting rates automatically as demand shifted, with Cloudbeds as the property's PMS keeping inventory and rates in sync across booking channels. Jacky and the GetGuest team stayed close to the numbers, tracking occupancy, pickup and booking pace, and stepping in whenever a market shift called for judgment RPG couldn't apply on its own. As the data accumulated, the pricing strategy shifted to reflect what Horange's own guests were actually doing: booking late, staying short, and requiring a strategy that could react in real time rather than react to forecasts. On the guest side, Jacky reports no pushback on rate changes; the only questions have come from hotel management, curious why a given date is priced the way it is, which he says has opened up useful conversations about what's actually driving demand.

Horange soft-opened in July 2024 with 8.77% occupancy on the books. It closed the month at 57.26%. By August, occupancy hit 73.99%. By September, its third month of operation, it reached 82.04%. From September 2024 through July 2026, monthly occupancy has held between roughly 79% and 97%, across a strongly last-minute, short-stay market that would be easy to misread if you were only looking at forward bookings.

It's a pattern RoomPriceGenie is well suited to handle. Soft occupancy on the books might tempt a manager to cut rates, but much of the hotel's demand simply arrives late. Because pricing runs continuously, rates move higher as those bookings come in rather than sitting low while someone waits to notice and adjust by hand.

For Jacky, the real win isn't any single month. It's a pricing engine that can react to Horange's own demand pattern in real time, freeing him up to spend less time on daily rate adjustments and more time on the strategy questions that actually move the business.
