Before implementing RoomPriceGenie, the Chamberlin Inn manually adjusted its rates. Although other properties in the group used revenue management consultants, they felt they could manage rates successfully because the Chamberlin Inn is a smaller property in a smaller, seasonal area. However, being unable to respond quickly enough to last-minute changes in demand led to missed opportunities.

“The challenge with managing a seasonal small property is that you face a rapid change in circumstances with which you must respond quickly. It was often not a top priority because it is so seasonal. However, this led to some mistakes, missing an influx of bookings on a specific date and not adjusting in time, or having a group take a large chunk of inventory and not being able to adjust rapidly enough or be alerted in time,” explained the inn’s owner, Mariah Dailey.

Although the Chamberlin Inn hasn’t been using RoomPriceGenie long enough to have long-term numbers, they have already seen a 10% increase in RevPAR. The solution effectively balances occupancy and optimal rates, suggesting higher rates for peak times that might have been overlooked otherwise. “We have certainly saved time using RoomPriceGenie, and the time spent on revenue is now more enjoyable and more efficient,” shared Mariah. The system helps catch booking surges early, protecting remaining inventory and ensuring profitability.
